Design-Build

In addition to the traditional design-bid-build project delivery method, CMS is also an experienced design-build contractor. We have developed strong partnerships with respected design firms to create functional and efficient facilities. We work closely with our designers to ensure the scope of work meets or exceeds client expectations. We integrate the design and construction teams at the very beginning of each project to ensure a clear understanding of project objectives. Our construction team works with the design team to promote the use of methods and materials that are relative to the logistical and constructability aspects of each project. During construction, the design team continues to be involved in the project by working with on-site staff to strengthen quality controls and ensure the work adheres to design documents.

Repairs and Renovations

Changing and improving an existing facility can involve many challenges ranging from inaccurate information on utility placements to working within an occupied facility. For instance, in Brook Park, Ohio, renovations transformed a former grade school into a Marine Corps Reserve Center, which now serves 400 Marines. CMS managed the work of 22 subcontractors performing demolition, asbestos abatement, asbestos and lead testing, painting, flooring and window installation, roof replacement, electrical, gas utilities, HVAC, pipe insulation, DDC controls, lightning protection, fire protection, roofing, masonry, and systems testing and balancing.

New Construction

Ground-up, new construction projects performed by CMS include a Combat Support Vehicle Maintenance Facility in Guam, a cave complex used as a subterranean military training facility in Indiana and a Port Operations Waterfront Facility in Florida. Each new construction project includes the careful review of the contract documents prior to project kick off, detailed scheduling to ensure manpower and equipment is on site when needed, and the diligent recording of any changes to the construction drawings so that as-built drawings presented to the client at project completion are accurate and reliable. Design-Build new construction projects involve close coordination between the design and construction teams under one project manager.
